Pre-leased property: rental income from day one.

Income-generating properties with established tenants, offering stable rental returns — evaluated on the numbers that matter.

In short

What is a pre-leased property?

A pre-leased property is a commercial asset — an office, shop, showroom or bank branch — that is sold with a tenant already in place under a running lease. The buyer steps into the landlord’s position and starts earning rent immediately, without vacancy or fit-out risk. Its value depends on the tenant’s strength, the lease terms and the rental yield.

Who it’s for

For investors who want steady returns.

Commercial property is an eligible asset class for NRIs, with rent earned in India.

How we help

We read the lease, not just the brochure.

A pre-leased deal is only as good as its lease. We review the tenant’s profile, the registered lease deed, lock-in and tenure, escalation clauses and the security deposit — and calculate the net yield after costs, not just the headline figure.

We then verify the property itself — title, OC and approvals — negotiate the price and coordinate the transfer of the lease and deposit to you at registration.

Our due-diligence checklist

  • Registered lease deed — tenure, lock-in period and renewal terms
  • Tenant profile — business strength and rent payment record
  • Escalation clause — how and when the rent increases
  • Security deposit — amount and its transfer to the buyer
  • Net rental yield — after property tax, maintenance and other costs
  • Title, OC & approvals — of the property itself
  • Exit clauses — termination and notice terms for both sides

Ask on WhatsApp

What is rental yield?

Rental yield is annual rent expressed as a percentage of the purchase price. Gross yield = annual rent ÷ price × 100. Net yield also deducts costs such as property tax, maintenance and insurance. Comparing net yields is the fairest way to compare pre-leased options.

What is a lock-in period?

A lock-in period is the part of the lease during which the tenant (and often the landlord) cannot terminate it. A longer lock-in with a strong tenant means more predictable income for the buyer.

Can NRIs buy pre-leased commercial property?

Yes. NRIs can buy commercial property in India, and rental income can be repatriated subject to applicable FEMA rules and taxes. We recommend structuring the purchase with your tax advisor; we handle the property side.

What happens to the tenant’s security deposit when the property is sold?

The seller typically transfers the security deposit liability to the buyer, often adjusted against the sale price. We make sure this is documented clearly in the agreement so there are no surprises.
