Service 05 · MPID Properties
Properties attached and sold under Maharashtra’s MPID Act can offer genuine value — with the right homework before you bid.
In short
MPID properties are assets attached under the Maharashtra Protection of Interest of Depositors (in Financial Establishments) Act, 1999. When a financial establishment fails to repay its depositors, the State can attach its properties and those of its promoters. A Competent Authority then sells them — usually through public auction — so depositors can be repaid. For buyers, they can be good value, but they need careful due diligence.

MPID refers to the Maharashtra Protection of Interest of Depositors (in Financial Establishments) Act, 1999 — a state law that allows assets of defaulting financial establishments and their promoters to be attached and sold to repay depositors.
Typically through public auction conducted by the Competent Authority appointed under the Act, often under court oversight. Bidders deposit earnest money (EMD), and the highest valid bid at or above the reserve price is accepted, subject to confirmation.
Auction properties are commonly sold on an “as is where is, as is what is” basis, meaning the buyer accepts the property’s existing condition, dues and possession status. That is why inspection and document checks before bidding are essential.
Once the sale is confirmed and the full amount is paid within the stipulated time, a sale certificate is issued and then registered. We guide you through each step until the property is in your name.
