Service 01 · Farmhouse Plots
Premium farmhouse plots in emerging locations with excellent appreciation potential — verified, documented and ready for your retreat.
In short
A farmhouse plot is a parcel of land, usually on a city’s outskirts or in a scenic rural belt, bought to build a weekend home or retreat — often with room for gardens, orchards or small-scale farming. In Maharashtra, farmhouse plots are sold either as NA (non-agricultural) plots within an approved layout, or as agricultural land. The difference decides who can buy the land and what can be built on it, which is why we confirm it first.

How we help
We start with how far you want to drive, what you want to build and your budget — then shortlist plots in belts that fit, from the Mulshi and Maval valleys to the hills around Nashik and Satara.
Every shortlisted plot is checked for land status, title and access before you visit. We accompany site visits, negotiate on your behalf and coordinate the agreement, stamp duty and registration.

If the plot is NA (non-agricultural) land, generally yes. If it is agricultural land, Maharashtra law generally allows only agriculturists to buy it. We confirm the land’s status before you commit, so you know exactly what you are buying.
At minimum: the 7/12 extract and mutation (ferfar) entries, the NA order or conversion status, the approved layout (for plotted projects), a title search report, proof of legal access, and an encumbrance check. We review all of these for every plot we recommend.
No. Under FEMA rules, NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses in India except by inheritance. NRI investors can consider other eligible property, such as residential or commercial real estate — we can suggest options.
On NA land within an approved layout, construction is permitted as per the applicable rules and the local authority’s building permission. On agricultural land, construction is restricted. We clarify what can be built before you buy.
